WQB Mold Removal started the way most good local contracting outfits do: with a small crew that got tired of watching homeowners in Lake Oswego, OR get quoted twice for the same job by companies that vanished halfway through.
Our field techs are equipped with negative-air machines, HEPA filtration units, and borescopes for checking inside wall cavities without tearing the whole thing open unnecessarily.
Licensed, insured, and background-checked before they ever knock on your door, our team treats your home like it's the one they'd want worked on.
A lot of Lake Oswego, OR homeowners have already paid someone once for a job that didn't hold up, which is part of why we document every step with photos and lab data rather than asking you to take our word for it.
We also work directly with a network of Lake Oswego-area contractors when a job needs drywall replacement, plumbing repair, or roofing work after remediation is complete, so you're not left juggling three different companies.
Here's what our technicians hear most often right before a homeowner finally picks up the phone.
That earthy odor in a closet or crawl space is often the first real clue, long before anything is visible. Our technicians can often narrow down the general location just from where the odor is strongest before ever opening a wall.
Any Lake Oswego property with a prior roof leak, burst pipe, or flooding event is at higher risk if the drying wasn't done professionally. If a previous restoration job skipped moisture readings before closing the walls back up, hidden growth can sit undetected for months.
If symptoms clear up on vacation and come back the moment you're home in Lake Oswego, your indoor air quality deserves a look. A pattern of symptoms tied to one specific room in the house is often the strongest clue of all.
Green, black, or gray speckling around windows, vents, or baseboards is often just the visible tip of a larger colony. A quick photo sent to our office can sometimes help us gauge urgency before you even schedule a visit.
Every job starts with an inspection, not a guess, so the scope of work matches what's really growing behind your walls.
Our emergency teams arrive with containment barriers and air scrubbers ready to deploy the moment they walk in. Extraction equipment and industrial dehumidifiers go in immediately to slow the moisture before it ever has a chance to seed a new colony.
We isolate the affected area with plastic sheeting and negative air pressure so spores don't spread to the rest of your Lake Oswego home during the work. Affected drywall, insulation, and carpet padding are bagged and removed according to protocol rather than just tossed loose in a truck bed.
Our commercial crews coordinate with property managers on phased containment so parts of the building can stay operational during treatment. Multi-tenant properties in Lake Oswego sometimes need coordinated notice to residents or staff, and our project leads handle that communication directly.
Buying a Lake Oswego home? A pre-purchase mold inspection can catch problems a standard home inspection misses entirely. We use an independent third-party lab for analysis, which keeps our test results objective rather than tied to whoever's selling you the remediation.
These tight spaces require specialized equipment and technicians trained to work safely in confined areas. Encapsulation and sump correction can be bundled with the remediation itself so you're not paying for two separate visits.
Dehumidification recommendations and moisture monitoring can keep a treated space from becoming a repeat customer. A small investment in prevention is almost always cheaper than paying for the same remediation twice.
We keep the process simple enough to explain over the phone in under two minutes.
Tell our dispatcher what you're seeing and smelling, and we'll get a technician on the calendar, often same-day for Lake Oswego addresses. Have a rough sense of when the problem started if you can โ it helps us plan the visit.
We walk the property with a moisture meter and, when needed, take air or surface samples for lab analysis. We point out exactly what we're seeing as we go, not just at the end.
Containment barriers go up first, then affected materials are removed, treated, and HEPA-vacuumed according to industry protocol. Daily progress updates are available if you're not on-site during the work.
You'll get a written report you can keep for your records or share with an insurer. Any lingering questions get answered on the spot before we pack up.
Our estimates are itemized line by line, which means you know exactly what you're paying for and why.
We keep a dedicated crew covering Lake Oswego, OR so response times don't balloon during peak humidity season.
We hand you lab results and a written scope of work, giving you something concrete beyond our word.
Our promise is simple: if the treated area shows regrowth tied to our workmanship within the warranty period, we return and correct it free of charge.
We also try to be upfront about what we can't fix on day one โ if a Lake Oswego home has an underlying roof or plumbing issue causing repeat moisture intrusion, we'll say so plainly instead of quietly re-treating the same spot every year.
Word of mouth is still how most of our Lake Oswego, OR customers find us, which tells you something about how the last job usually goes.
We stand behind every remediation job with a written guarantee, not just a handshake, because your peace of mind matters as much as the finished work.

Answers to what Lake Oswego homeowners ask us most.
Most Lake Oswego calls get a technician on-site the same day, and active emergencies are prioritized ahead of routine inspections. Weekend and holiday calls are still answered by our on-call dispatcher rather than routed to voicemail.
We quote the full scope up front after inspection, and that number doesn't change unless the scope does. If we discover additional damage once we open a wall, we'll stop and get your approval before doing any extra work or adding any cost.
Emergency dispatch is available 24/7 for situations where waiting even a day could worsen the damage. We also coordinate directly with plumbers or roofers when the source of the water needs to be stopped before drying can even begin.
We collect air or surface samples and send them to an independent lab for species identification and spore-count analysis. Knowing the species matters because some, like Stachybotrys, call for stricter containment protocols than common surface mildew.
Some policies cover mold tied to a sudden pipe burst but exclude long-term humidity issues, so it's worth checking your specific policy language. Our detailed photo documentation and written scope of work are formatted to make the claims process as painless as possible.
Timeline depends on the square footage affected and whether structural materials need to be removed and replaced. We'll give you a realistic timeline estimate after the initial inspection rather than a generic number pulled from a brochure.
For most localized jobs, containment keeps the rest of the home livable, though we may recommend staying elsewhere for extensive whole-house treatment. Pets are usually fine staying in an unaffected part of the Lake Oswego home, but we'll flag any exceptions during the walkthrough.
We recommend keeping children and pets away from the containment zone until the area passes clearance testing. HEPA filtration during the job significantly reduces airborne spore counts outside the sealed work area.
Every job addresses the moisture source, not just the visible growth, because treating symptoms without fixing the cause almost guarantees regrowth. We'll also give you practical advice on ventilation, dehumidifier use, or grading changes that can help prevent a repeat issue in your Lake Oswego property.
Call +1-844-578-1604 to ask about current inspection options for your Lake Oswego address, as availability can vary by season. Inspection availability sometimes shifts during peak humidity months when call volume runs higher across Lake Oswego, OR.
Remediation focuses on removing the active colony and correcting the moisture source so the environment no longer supports abnormal growth. Any company promising 100% mold removal is stretching the truth, since outdoor and indoor air both naturally carry some spore count.
Surface cleaning with bleach may remove visible staining but rarely reaches spores embedded in porous materials like drywall or subfloor. For small, non-porous surfaces a simple cleaning may be fine, but anything on drywall, wood, or carpet usually needs a professional look.
